Is Buying a Home in San Diego Tricky? No, But Most Requires a Solid Plan!

Is Buying a Home in San Diego Tricky? No, but for most people, it will require a game plan!

San Diego boasts some incredibly expensive, luxurious real estate, but there are also plenty of affordable options if you plan it right. That's where the "tricky" part comes in for most buyers.

I'm Presley Z, your dedicated San Diego Realtor, here to guide you through the ups and downs of the San Diego real estate market and make your home-buying experience as smooth as possible.

My very first question to every client: “Cash or loan? And where exactly are you in the loan process?” “Do you have the down payment requested by that loan?” If you're considering FHA or VA loans to make San Diego homes more accessible, here's what you really need to know to land one of the homes for sale in San Diego.

I always start by connecting you with the right lender that is tailored to San Diego's market. Not just any lender, but someone whose work ethic and communication match mine: available 24/7, not stuck in 9-to-5 mode. I've watched deals fall apart because lenders went radio silent on weekends, messed up closing timelines, or didn't properly dig into the offer details. My vetted preferred lenders stay on top of San Diego's fast-evolving market, keeping everyone in the loop, especially crucial when navigating VA or FHA loans.

On the loan prep, the lender will cover down payments, earnest money deposits (EMD), closing costs, credit score, and buying down points. Depending on where you land, I might ask the lender to talk to you about smart strategies like buying down points or using 2-1 or 3-2-1 buy-downs to lower rates.

Feeling overwhelmed? In your consultation with one of my preferred lenders, they will break it all down with clear visuals so your mortgage payment truly fits your lifestyle and budget, which I will reiterate if needed during our hunting process. My goal is always to team up with you and the lender for a seamless San Diego home purchase. Once we have secured the loan and the requirements to fulfill it for quick offers, we will start house hunting.

Now things to consider moving forward. These government-backed loans can behave a bit differently depending on the property and location. One big reason San Diego feels like such a great place to live is our year-round warm weather with minimal harsh changes in climate, which is the same reason pests thrive here too. Termites top that list, and they're a major red flag for these loans, particularly VA loans.

In San Diego, especially in coastal and western areas, mostly west of the 125 (east of the 125 is too hot during the summer-dying off), termites are extremely common due to our mild, humid climate which is perfect for drywood termites (the most prevalent type here) and even some subterranean varieties. The issue isn't just spotting a few; it's when there's active infestation or significant structural damage to the wood framing, which is standard in most local homes (concrete or steel aren't as common).

For VA and FHA loans, the property must meet strict standards. Active wood-destroying insects (WDI) or unrepaired damage often require treatment like tenting (fumigation) and repairs before closing. The rule of thumb: the buyer typically can't cover those costs themselves; the seller often has to handle them to satisfy the loan requirements. Many San Diego realtors are well aware of this, but out-of-area agents or those less experienced with older (even if internally updated) coastal homes might not be.

I had a client using a VA loan where I could visually spot termite damage. We weren't sure if it was old/inactive (still a loan hurdle, but quicker to fix) or active. The inspection revealed active WDI, so it basically failed VA standards initially. If I were representing the seller, I'd have pushed for tenting upfront to save time. But the listing agent was from out of town, and it turned out to be his first time dealing with a VA loan, so his whole team was figuring things out as we went. That learning curve definitely dragged the process out longer than necessary. This kind of discovery usually delays closing by a week to two (or more), depending on tenting/repair availability and the extent needed to meet loan standards. Your lender must stay informed so your rate lock doesn't expire during the holdup. Once the VA (or FHA) appraiser inspects and approves, the sale can move forward. In my client's case, it added 11 extra days to our original 21-day closing timeline.

Then there's insurance to be cognizant of because we're in California, after all. Homeowners' insurance rates can be steep, especially with fire risk factored in. In high-risk zones, you might face sky-high premiums, major hurdles getting coverage, or even outright denials in the worst cases. Loans require proof of adequate insurance to close, and if you're pushing the top of your budget, unexpected high insurance costs (or HOA fees) could push your monthly payment beyond what your lender approved.

Condo options in East County might look tempting on paper, but fire risk assessments can make premiums higher than for a much larger single-family home elsewhere. As your Realtor, I'll flag these realities before we even submit an offer. I have strong relationships with insurance agents who specialize in tough-to-cover San Diego properties. I can almost always get coverage sorted for a higher premium.

Whether you're a first-time buyer exploring San Diego real estate or a veteran using a VA loan, I'll handle the budget tweaks, loan curveballs, and surprise discoveries to get you into your dream home.
