My Buyer's Journey: Finding the Perfect First Home in San Diego After 6 Months and 62 Showings

by Presley Zendejas

Hey everyone, it's Presley, your San Diego Realtor who's all about keeping it real, especially in this evolving market. If you've been following along, you know 2025 threw us some curveballs; a new presidency shaking things up, those tariffs hitting construction costs and everyday prices, stubbornly high interest rates, and just a general air of uncertainty that made everyone pause. We've seen listing prices soften a bit in many areas, with some dropping even more if their timeline allows. How about buyers? They're pickier than ever and rightfully so. Now, many agents won’t show as many homes as I have, but some buyers are more picky with their first purchase than others. You should be picky, yet realistic before jumping in. However you don’t really know until you look.

This year felt "usual" in the sense that it was anything but predictable, but one client's story stands out as a classic example of persistence paying off. I want to share their journey because it captures what so many first-time buyers are going through right now.

We kicked off in the early second quarter and my buyer (a hardworking dad with kids) had a simple yet not quite developed requests: find a home with an awesome pool, enjoyable backyard, a spacious family room, 3 bedrooms, and a two-car garage.

Easy, right? Well, not quite.

We started touring properties from Clairemont (convenient central spot) out to El Cajon (more affordable east county vibes) and down to Lemon Grove. But as we walked through dozens of homes, priorities shifted. What looked good on paper didn't always feel right in person. Some spots he initially loved until our drive there and the walkthrough. To him, those same houses felt crammed driving to and the layout inside, while others needed too much rehab, or the location added an extra 40-minute commute to work each way, not including the school's were in the opposite direction as work. We talked it through, crunched the numbers on commute times versus school districts, price-per-square-foot, and landed on a healthier sweet spot in a specific neighborhood in San Diego. That's when the real search ignited.

Over the next 6 months, we toured 62 properties and submitted 3 offers, all while hunting for that "right" first home. No agent loves dragging a search this long. However I like to, “look at the glass mostly full.’’ This gave me the ability to scout those central areas for other clients, provided video walkthroughs which some I used for to for social (I regret not positing more), assisted in lining up offers on similar spots, and it turned into a win for multiple people. To make lemonade in life, you just need a little sugar. Life is all about perspective.

Around the 40-50 house mark, we found one he could picture himself in, even if he wasn't over-the-moon excited. We put in an offer, but the seller didn't even counter (it wasn't at asking). Funny enough, it sold months later for less than what we'd offered. All things happen for a reason and his lack of full enthusiasm meant we kept looking.

As we hit the 60s, he finally lit up about a place. It had been on the market for 76 days and had already fallen through on one offer. We timed our showing perfectly... only to end up in a multiple-offer situation that weekend. We came in strong on their counter, $10k below list with solid concessions, but the seller went with the other buyer, likely for their concessions package. Tough break leaving my client gutted. After 61 homes, he started wondering if the "right" one even existed.

Just 5 days later, a gem popped back on the market on a Friday. We viewed it that evening at 8 pm, had a deep strategy session beforehand, and submitted our offer right after. This one checked every box: more square footage, a bigger lot, a pool with great space for entertaining, in his dream area due to commute & school district for the kids, on a quieter/better street, and get this.. $50-75k less than spots we'd previously offered on. It screamed "steal" in this market.

Multiple offers rolled in by the weekends end, but we were well prepared behind the scenes: we had the right lender prepped and ready, crystal clear communication with the listing agent, upfront talks with my buyer on strategy, and a couple of those "top secret extras" agents pull out when it counts (you know, the stuff I won't spill here 😉).

Our offer got accepted with no counters needed. Boom!

My client is over the moon as this house fits his family's needs and wants better than anything we saw before. Six months felt long in the moment, but it was time incredibly well invested. The patience, the tweaks to priorities, the resilience through disappointments... it all led here.

If you're out there grinding through showings, feeling the market's uncertainty, or wondering if your "forever home" is even out there. Hang in there! The right one often shows up when you've refined what truly matters. And when it does? It's worth every step.

Thinking about buying in San Diego? Whether it's central spots like Clairemont, Serra Mesa, Del Cerro, or East County value in El Cajon/Lemon Grove, or anywhere in between, let's chat strategy and make your journey smoother.

Happy house hunting! 🏡
